Room for Lease at Nin Yoga Penrith

Tucked inside our Penrith studio, The Nook is a small, light-filled room ideal for someone looking for a calm and creative workspace within a wellness environment.

This space would suit an artist, therapist, coach, or someone needing a quiet office. It sits within the studio upstairs and receives beautiful natural light through an open window, creating a peaceful corner to work from while still being connected to a vibrant community.

Please note that The Nook is not soundproof. You will occasionally hear yoga classes, movement in the gym downstairs, and people coming up the stairs. If you are a therapist who requires a quieter environment, you are welcome to install sound-dampening panels at your own cost. The open window does mean the space will never be completely silent.

Access to the room is via a Clinical Pilates room, so you will walk through this shared space to enter.

Investment

$260 per week — 3-month lease
$240 per week — 6-month lease

1 month bond required
• Tenants are welcome to share the room with other practitioners if desired (all additional tenants must be approved by Nin Yoga). Management of sub-tenants is the responsibility of the primary leaseholder.

  • These terms outline the conditions for leasing “The Nook”, a private room located within the Nin Yoga Penrith studio.

    1. Lease Options

    The room may be leased under one of the following agreements:

    $260 per week for a 3-month lease
    $240 per week for a 6-month lease

    Rent is invoiced weekly and must be paid in accordance with the invoice terms.

    2. Bond

    A bond equivalent to one month’s rent is required prior to the commencement of the lease.

    The bond will be returned at the end of the lease provided:

    • The space is left clean and in good condition
    • No damage has occurred beyond normal wear and tear
    • All rent has been paid in full

    3. Invoicing & Payment

    Rent will be invoiced weekly via Xero.

    Tenants are responsible for ensuring invoices are paid by the due date. If payments become overdue, Nin Yoga reserves the right to suspend access to the space or terminate the lease agreement if the issue is not resolved within a reasonable timeframe.

    4. Furnishings

    The Nook is provided unfurnished.

    Tenants are responsible for supplying their own furniture, equipment, and materials required for their work.

    Any fixtures, installations, or alterations must be approved by Nin Yoga management prior to installation.

    5. Shared Studio Environment

    The Nook is located within the Nin Yoga studio and is part of a shared environment with other tenants, staff, students, and visitors.

    Other practitioners operate in neighbouring rooms and studio spaces.

    Tenants and their clients must:

    • Respect the shared nature of the studio
    • Move quietly through common areas
    • Be mindful when entering and exiting the building during classes or sessions

    The room is accessed through the Clinical Pilates room, which is an active working space.

    6. Noise & Sound Conditions

    The Nook is not soundproof.

    Tenants acknowledge that they may hear:

    • Yoga classes taking place in nearby studios
    • Activity from the gym downstairs
    • People walking up the stairs and through the studio

    If tenants wish to install sound-dampening panels or similar solutions, they may do so at their own expense with approval from Nin Yoga management.

    Due to the open window and nature of the building, complete sound isolation cannot be guaranteed.

    7. Subletting / Sharing the Space

    Tenants are welcome to share the room with another practitioner.

    However:

    • Any additional person using the room must first be approved by Nin Yoga management
    • The primary tenant remains responsible for the lease agreement, rent payments, and management of any shared arrangements

    8. Clients & Visitors

    Tenants may see clients within the room.

    All clients must:

    • Enter and exit the studio respectfully
    • Be mindful that the space operates as a yoga and wellness studio
    • Avoid disrupting classes, workshops, or other sessions taking place

    Tenants are responsible for the behaviour of their clients while on the premises.

    9. Shared Facilities

    Tenants are welcome to use shared facilities within the studio, including:

    • Kitchen
    • Balcony
    • Bathrooms
    • Common areas

    All shared spaces must be left clean and tidy after use.

    10. Internet (WiFi)

    WiFi is available at the studio and tenants are welcome to use it.

    However, Nin Yoga does not guarantee the reliability or continuous availability of the internet connection and accepts no responsibility for outages, interruptions, or technical issues.

    11. Promotion Within the Studio

    Tenants are welcome to promote their offerings within the Nin Yoga community.

    This may include:

    • Displaying posters or flyers on designated boards
    • Placing A-frame signage outside the studio

    All promotional materials must remain respectful of the studio environment.

    12. Respect for the Space

    Tenants agree to operate their business in a way that respects the calm, community-focused nature of Nin Yoga.

    The space must be kept clean and treated with care at all times.

    13. Damage & Liability

    Tenants are responsible for any damage caused to the room, studio property, or shared facilities by themselves or their clients.

    Any damage must be repaired or paid for by the tenant.

    Tenants are responsible for ensuring they hold any appropriate professional insurance or public liability insurance required for the services they provide.

    14. Personal Property

    Nin Yoga is not responsible for any loss, theft, or damage to tenant belongings, equipment, furniture, or materials stored within the room or anywhere within the studio.

    Tenants leave items on the premises at their own risk.

    15. Termination & Notice

    If a tenant wishes to vacate the space, a minimum of 4 weeks’ written notice must be provided.

    At the end of the lease term, tenants may request to renew their lease if the space remains available.
